Why per property?

Because the workload is per property. Gas safety, EICR, EPC and deposit protection all attach to the building, and the day-to-day of repairs, rent and move-ins runs house by house. One clear price per property (£5 a month) is the fairest way to charge for that, whether the house has 1 tenant or 6.

What if a house has more than 6 tenants?

Each tenant beyond 6 adds £1 a month, because more tenants means more messages, more rent chasing and more move-ins to document. A 7-bed is £6 a month, an 8-bed is £7. You are only ever charged for current tenants.

Is the price per account or per property?

Per property. Every property is £5 a month (plus any extra tenants), and your bill is the sum across properties. Two houses with 3 tenants each is £10 a month, not £5.

What happens when a tenant moves out?

Record the move-out and they leave your count from then on, which matters once a house is over the included 6. A property never bills below its £5 base, because the compliance clock keeps ticking even when rooms are empty.

How does annual billing work?

You pay for 10 months and get the full year: 2 months free. For a single £5 property that is £50 a year. Monthly billing is the default, and you can cancel any time on either.

What is the early-landlord price?

It is the price for landlords who join now: £5 a property a month, including up to 6 tenants, then £1 per extra tenant. It is locked in when you create your account, so if our list price goes up later, yours does not.

What's in the 90-day trial?

Every feature, free for 90 days, for your first property and all its tenants. No card required. Bring a real house, real tenants and real contractors. We remind you by email and WhatsApp a week before it ends, and again the day before.

Can I add a second property during the trial?

Yes, once you choose a plan. The free trial covers one property. From the day you add another, you pay £5 a month for each extra property (plus £1 for each tenant beyond 6 in it), and your first property stays free until your trial ends. Anything you have typed into the setup form is kept while you choose.

What happens when the trial ends?

Nothing is charged automatically: we never ask for a card during the trial. Without a plan, your account pauses: you can still sign in and see everything, but you cannot make changes, and your data is kept for 30 days so you can pick up exactly where you left off. With a plan, everything carries on and your first property joins your bill that day, at £5 a month.

How do I pay?

By card, taken automatically each month, or each year on annual billing, as one payment for your whole account. No card is needed for the free trial, and there is no extra fee for paying.

Any per-message or setup fees?

No. Per-message costs, if any, are absorbed into the property price. No setup fees, no lock-in, cancel any time.
