Pricing FAQ

What counts as a 'property'?: One HMO building. A single 6-bed HMO is one property, regardless of how many tenants live in it. The tenant counts in each tier are caps to keep pricing fair — if you run a single very large HMO with 30+ tenants, ping us and we'll sort it.
Do I pay extra per WhatsApp message?: No. Per-message costs (if any, depending on which WhatsApp provider you end up on) are built into the per-property price. We absorb the variance.
What if a tenant moves out mid-month?: Tenants are free to swap any time. You're only billed per active property, not per tenant turnover.
Can I bring my own WhatsApp number?: On Growth and Pro, yes — bring an existing UK number and we'll pair it. On Starter you use the shared HomeTenant number (still distinguishes your properties via tenant phone lookup).
What's in the 14-day trial?: Everything. All features unlocked, no card required. Add up to 2 properties, real tenants, real engineers. After 14 days you pick a plan or your account pauses (data preserved for 30 days).
